Applying for the commonhold division table of a multi-unit building (vertical cadastre)

Last update

Any judicial act or decision concerning a private unit (flat, garage, cellar, etc.) in a building divided into commonhold units must contain the cadastral designation of the unit in question.

Anyone who wishes to sell private units in a multi-unit building must, on their own behalf or through their notary, architect or promoter, file an application with the Land Registry and Topography Administration (Administration du cadastre et de la topographie- ACT) to have the commonhold division table of the multi-unit building—commonly called the "vertical cadastre"—drawn up.

Applicants may file their application either using a standard paper form, or directly online.

The ACT issues extracts and authorises the consultation of the cadastral, topographic and cartographic documentation as well as the national register of localities and streets, in paper form, in electronic form, and, when available, via online consultation and downloading tools.

Who is concerned

Anyone who owns a commonhold unit in a multi-unit building (flat, garage, basement, etc.) and who wants to sell or rent that unit.

Costs

Electronic documents and the online consultation and download of documentation are free.

Any extract of the cadastral documentation delivered on paper is invoiced at EUR 5 per document.

How to proceed

Standard paper form

Applications to have the commonhold division table of a multi-unit building drawn up are filed using the standard application form (French, Pdf, 424 Kb), which must be completed by the applicant and returned to the Land Registry and Topography Administration.

The following documents must be submitted with the application:

  • two copies of the site plan at a scale of 1/250 or 1/500, prepared and signed by a certified engineer, indicating the location of the building on the cadastral plot;
  • floor plans and section drawings of the building, at a scale of 1/100, prepared and signed by a qualified draughtsman;
  • the draft commonhold division table in duplicate, or the draft amended commonhold division table in duplicate.

For buildings erected before 1 April 1989, the commonhold community statement, including the shares-of-ownership table must be submitted.

For all requests concerning cadastral extracts, applicants are asked to specify the following for the building concerned:

  • the commune;
  • the section of the commune;
  • the cadastral number.

This information can be obtained from the ACT or, possibly, from the communal administration in question.

Online form

The ACT provides users with an application wizard for online orders of cadastral extracts. Users of said service can request a cadastral extract with a few clics in a simplified manner.

Payment for the service can also be made online using a link sent to the email address provided by the user. Upon receipt of payment, the requested documents will be sent by post.
